The inspector will visually examine all the rooms in your house looking for a visual mold indication paying special attention to places we know are prone to mold growth like under sinks/toilet, carpet/wall corners, crawlspace, basement, etc. We utilize cutting edge technology for FREE inspection:
- Infrared camera usage: a valuable diagnostic tool which gives us the ability to detect water leaks behind walls, in ceiling, or under floors without the need for any destruction. In addition, it can identify dew points, which indicates areas of potential mold growth.*
- Moisture Meter: for moisture measurement on walls and ceiling surfaces. If the moisture level is high, the possibility for mold increases.
- Boroscope: this tool has a high-resolution lens which provides us a visual image of mold or water stains in places that are not reachable.

Mold Testing
In case mold was detected by our certified mold inspectors, a mold testing procedure is necessary to determine toxicity and type of mold. This procedure includes:
- Mold samples Collection including surface swab and air samples
When testing for mold it is necessary to take at least one surface swab sample and two air samples. The reason is, in some situations, you may have mold growing on a surface, but it has not reached a point where it is releasing enough mold spores into the air to cause a problem. In this case, air sampling alone would provide false results since it does not accurately portray the extent of Mold Growth.
Another scenario may be where a random surface swab sampling is performed where mold was growing (or at least not at a significant level), but mold colonies throughout other parts of the home had reached a point where they were releasing substantial amounts of mold spores into the air. In this case, your surface sampling would not give you an accurate picture of the problem.
- Samples Examination by an independent testing laboratory to verify toxicity level and fungi type.(In order to protect you the customer, US law states testing and remediation will be done by different parties, so we send samples to a certified lab.)
- A professional lab report analysis by our certified mold inspectors.
- A detailed recommendation for a permanent mold removal procedure according to the specific mold type.
